It's gotta be a good time to sell, doesn't it? Prices are through the roof, interest rates aren't that good. I think it's a seller's market, there's not much around.
Would you do a standard sale or try to milk it a bit harder with an auction?

a mate just sold his place in Port Gregory, it went for 70k over asking a couple of days from being listed.
apparently brokers are falling over themselves to buy up all property in Perth

sounds very agenda 30

It could be worse too. I know a guy that was very impressed with what he sold his place in Perth for, and then announced he was going to buy in Sydney... 'is he crazy' is what immediately sprang to mind.

I was a bit surprised that he was so excited by his selling price in Perth that he didn't consider the price of anywhere in Sydney.

Agenda? You people are crazy. It is all about investment. Property investors were frothing over Tasmania a few years ago about how good value it was, and then prices went up because of this. Now they seem to be set on the cheaper places around Perth where rents are comparatively good for the cost of property.

No hidden agenda, just a screwed up property investor scheme where all of Australia pays for property "investment" in the same exact houses.

The sale was the talk of the town. Port Gregory has a population of 64 people.

REIWA data on the region indicates a real estate growth rate of a whopping 0.2% in past 10 years.

With so many people vaccinated, won't that mean that when they 'drop like flies' that property prices will go down? Surely there will be a lot less demand and prices will plummet.

Well, I can't. I am 4 times vaccinated, plus one or two tetanus shots, so by definition I won't see it. Or do I get an exemption because I am in on it?

Do I need to get a 5th or 6th to qualify? Surely that would lower the number of candidates for the agenda, so it would be a failure?

Back to the previous bit, Port Kennedy would look good from a rental perspective, so you are probably seeing the same effect from outside investors. It's only when you live near those suburbs do you see where you would want to live and where you wouldn't. There are pockets in some of these places that are great and pockets that are not.

I think areas around Armadale are nice, but locals were horrified whenever I mentioned Armadale.

No mate, the key part was "the big end of town enacts that immigration legislation". Yocals got jabbed and are dying suddenly, most immigrants don't even know what covd is. At least in the USA they made getting jabbed compulsory for immigration, but then they opened the boarder, so go figure... some say it's for cannon fodder in the looming wars.

Why has it gotta be time? Do you no longer need a place to live, or do you need the capital gain from your investment property now, enough to forgo the future compounding gains?

I'd guess the property shortage favours an auction, assuming it's a fairly regular property that plenty of people would be happy to own. Our neighbour just sold by auction and got $300k above what they were hoping for.... and they were already being very hopeful.
