Why has it gotta be time? Do you no longer need a place to live, or do you need the capital gain from your investment property now, enough to forgo the future compounding gains?

I'd guess the property shortage favours an auction, assuming it's a fairly regular property that plenty of people would be happy to own. Our neighbour just sold by auction and got $300k above what they were hoping for.... and they were already being very hopeful.


Not selling my first house. The beach house became an investment property, but it's a **** investment, the rent I collect doesn't even cover the interest on the mortgage, let alone the principal repayments and maintenance and water and rates.
I guess that was my question, are we at a peak where any capital gains over the next year or two would be negligible?
I was thinking about using the money to build a new house on the city block, then maybe sell that for a huge profit, then go live somewhere nice on the coast, nicer than where my beach house is.
I got a response from my mortgage broker about my ability to pull this off financially. It's gonna be tight. So I'll wait until July for my tenant's lease to end, even though I hate the idea of selling in winter, then I'll give it a crack. I would expect a lower selling price in the winter, but it's not like our housing shortage is about to disappear. And if I'm wrong, my wife gets to say 'I told you so'

By definition you only know its the peak, after it has passed.

Is building even practical right now? Although this will change when you are past the peak.

Construction is still significantly delayed with numerous excuses circulating. I've been attempting to replace some windows for three years now. Thankfully, I've managed to reclaim some of my deposits. Therefore, I would strongly advise against undertaking any construction projects at the moment.

Regarding the peak, I'd say we're nearing it, but the government could announce a resource initiative for WA, akin to the submarine construction in Adelaide, which would once again bolster the property market.

How exposed is WA? With the recent announcement of BHP considering closing its Nickel businesses in WA, is this a sign that things will slow down, or will they just keep going up?

The Chinese developer that has gone bankrupt has seen billions of dollars of realestate languishing there, so does this slow down the whole Chinese economy and therefore their demand for minerals? If so, what does that do to us?

Auctions can be unpredictable and sometimes costly in terms of fees and prep. A standard sale might be more straightforward and still yield a great price due to the high demand. Plus, you'd have more control over the sale process and could negotiate directly with buyers to achieve a satisfying deal.

I also wondered if he/they were bots. I think some people can make money from online activity like this. Human, but posting comments every now and then to seem legit and then spruiking something.
